Why the tender matters so much

The tender is the document that tells developers what your society wants — and it sets the rules of the whole selection process. A vague or incomplete tender invites vague offers that are hard to compare, and it can leave gaps that a developer's lawyers will use later. A clear, well-structured tender does the opposite: every bidder responds to the same conditions, your committee can compare offers side by side, and members can see that the process was run fairly. Getting this one document right early saves your society arguments, delays and rework later in the redevelopment journey.

Common questions

Does a society tender have to follow a fixed format?

There is no single statutory format that every society tender must copy. However, the 79A directives expect the tender process to be transparent and fair, and good tenders tend to share the same standard sections — society and plot details, what bidders must offer, eligibility conditions, submission rules and timelines. This tool follows that common structure, and your PMC should finalise the wording before the tender is issued.

Can we publish the generated tender directly?

Treat the generated document as a strong starting draft, not a final tender. Every society's situation is different — plot history, title, member expectations and local conditions all affect what the tender should say. Have your PMC and a legal advisor review the draft, adjust it to your society's facts, and only then publish it. The draft saves you weeks of work, but the review step protects your society.
