How does this rent comparison tool work?

When redevelopment starts, every member of your society moves out and lives on rent until the new building is ready. How does this tool decide if an offer is fair?

If the offer is at or above the typical local rent, it is marked Fair; if it sits between the low end and the typical rent, it is marked Low; if it is below even the cheapest comparable flats, it is marked Very low. What rent-related clauses should societies check in the agreement?

Check how the rent will be paid — the advance payment schedule and the mode of payment. Check the annual escalation rate, and whether brokerage and shifting charges are covered separately for each move. Most importantly, check what happens if the project is delayed: the agreement should say clearly that rent continues until members get possession of their new flats with the occupation certificate (OC), however long that takes.
