Why does comparing offers properly matter?

When your society invites redevelopment proposals, the offers that come back rarely look alike. One developer leads with extra carpet area, another with a large corpus, a third with higher rent and a long amenities list. Each proposal is written to show its own strengths — and to make comparison difficult. If your committee compares them casually, the loudest number wins, not the best offer. Putting every proposal into one like-for-like table lets your general body see what each developer is really giving, what is missing, and what must be asked before anyone votes. That clarity protects members and makes the final decision far easier to defend.

Common questions

What should a society compare beyond carpet area?

Look at the corpus fund, the monthly rent and how it escalates each year, the bank guarantee backing the project, and the construction timeline — including what penalty the developer pays for delay. Also compare the developer's financial strength and completed projects, the amenities promised, how parking will be allotted, and the terms of the permanent alternate accommodation agreement (PAAA). An offer that looks generous on area can be weak on several of these.

Why do developer offers look so different from each other?

Because each developer bundles the deal differently. One may offer more carpet area but a smaller corpus; another may offer a larger corpus with less area. Some quote built-up or saleable area where others quote carpet area, which makes the numbers look bigger than they are. When your society puts every offer into the same format — same area definition, same headings — the real value of each offer becomes much easier to see.
