- On-time versus delayed delivery history
- Complaints and cases, summarised in plain language
Why checking the builder matters more than the offer
Choosing a developer is the one decision your society cannot easily undo. Once the development agreement is signed and your building comes down, your members depend on that single company for their homes, their rent and their future. Presentations and sample flats tell you what a developer promises; their track record tells you what they actually deliver. A builder who has finished past projects on time, obtained occupation certificates and kept complaints low is showing you evidence, not marketing. Spending a little time on this check now can save your society years of stress later — and gives your committee solid ground when members ask why a particular developer was chosen.
Common questions
How do I check a developer’s RERA record?
Every developer selling projects in Maharashtra must register each project with MahaRERA. The MahaRERA portal lists a developer's registered projects, their promised completion dates, current status and any complaints filed against them. The information is public and free, but it is spread across many separate project pages. This tool will bring it together in one place — type a builder's name and see their registrations, delivery record and complaints summarised.
What should a society look for in a developer’s track record?
Look beyond glossy brochures. Check whether the developer has completed redevelopment projects — not just new sale buildings — and whether those buildings received their occupation certificate. See if past projects finished close to the promised dates, or ran years late. Ask about ongoing court cases or RERA complaints, and how they were resolved. Finally, consider financial strength: a developer who can fund construction and rent through a slow market is far safer for your society.
